New Residential

  • 1. Project Scoping & Briefing

    We meet with you to obtain more detailed brief and design requirements. We visit the site to analyse existing conditions, opportunities and constraints including slope, orientation, views, existing vegetation, services etc.

  • 2. Master Plan / Concept Design

    We prepare preliminary site and floor plans, including elevations, 3D views, furniture layouts and a palette of materials and finishes. We meet with you to present and explain this concept, showing practical use of spaces that reflect your brief.

  • 3. Design Development & Preliminary Drawings

    Once you have approved the Concept Design, we proceed to Design Development, detailed documentation and finishes selections to your requirements.

    We prepare design briefs and drawings on our Building Information Modelling software to suit the style and layout of your house. This allows you to engage with specialist consultants to develop engineering design solutions to proceed with your build. We produce drawings and propose materials and finishes which explain the scope of works that allow for a preliminary construction budget estimate to be obtained.

  • 4. Contract Documentation for Building Approval, Tender & Construction

    After we have met with you to present the drawings and obtain your comments, we can proceed to prepare and submit all documents necessary to obtain statutory approval and allow your builder to price and construct all aspects of your new home.

    We prepare specifications describing the quality of materials, finishes and quality of workmanship required by all trades. We work together with specialist consultants to co-ordinate and integrate their work to ensure a quality outcome at the end of the build.

  • 5. Interior Design Joinery Documentation and Colour Selection

    This is where we provide concepts and documentation for all your internal spaces including associated joinery to enable competitive pricing by joiners.

  • 6. Tender

    The plans are now ready to take to a builder for construction. We can assist with tendering for a builder if you don’t have a builder already lined up.

    The tender stage involves providing guidance on the tender process, preparing tender documents, managing inquiries, preparing reports and recommendations on available tenders to you. After selection, we communicate and negotiate with your preferred tenderer to obtain an acceptable offer.

  • 7. Contract Administration

    Upon commencement of build, we are able to assist with communication between yourselves and the builder throughout the construction phase. Activities included in this stage range from preparing contract documentation through to issuing the final certificate.

  • 8. Construction Phase - Limited Scope

    We are able to provide construction site supervision on your behalf to oversee the quality of the build. Activities include attending site meetings, reviewing shop drawings and providing instructions, supplementary details and clarification of the documents as required.
